This means fewer crowds and a more personal, residential feel than the large resorts. Two-Story Living: This unit spans two floors, providing a great sense of space and separation. Perfect for families where some want to nap while others are socializing in the kitchen or lounge. Modern Amenities: Unlike many older beach cottages, we feature central AC to keep you cool on those humid Maine nights, and an in-unit washer and dryer so you can keep your beach towels fresh. 🅿️ Parking & Walkway (Crucial!) Tandem Parking: You have two dedicated off-street spots. They are "bumper-to-bumper." The Walking Lane: We share the driveway area with neighbors. Our spaces are the 2nd set in from the building. It is vital that you pull all the way forward (toward the street) to keep the lane closest to the building clear for neighbors walking with beach gear. 🧺 What’s Included (The Essentials) We provide a "Starter Kit" to get your vacation started the moment you walk in: Kitchen: Paper towels, dish soap, new sponges, trash bags, and a variety of K-Cups (Light, Dark, and Decaf). Bathrooms: Toilet paper, hand soap, and a full set of Shampoo, Conditioner, and Body Wash. Beach Ready: We have a shared grassy area with picnic tables and a grill for guest use. Just bring your favorite BBQ supplies! 🔇 Quiet Hours & Community Peaceful Atmosphere: We are a family-oriented building. Quiet hours are strictly observed from 10:00 PM to 7:00 AM. Families First: This space is ideal for families looking for "access to all the things" while still having a quiet home base to retreat to. 📍 Prime Proximity 4 Mins: To the Pier & Palace Playland (walking is also an option!) 2 Mins: To Pirate’s Cove Adventure Golf. 🔇 Quiet Hours & Building Harmony We are proud to be part of a small, family-oriented 5-unit building. To maintain a peaceful environment for everyone, quiet hours are strictly observed from 10:00 PM to 7:00 AM. We ask that you please be respectful of our permanent residents and other vacationing families by keeping noise to a minimum during these times, especially in the shared outdoor areas. 🅿️ Parking & Shared Walkway Parking in Old Orchard Beach can be tricky, but we’ve got you covered! You have two dedicated off-street spots (tandem/bumper-to-bumper). Placement: We are the 2nd space in from the building. Etiquette: It is essential to pull all the way forward (toward the street) to keep the first lane closest to the building clear. This lane is a high-traffic walking path for neighbors moving strollers and beach gear. 🌳 Shared Outdoor Space You are welcome to use the shared grassy area, which includes picnic tables and a grill. Grill Use: Please bring your own grilling tools/charcoal (if applicable) and kindly clean the grate after use so it's ready for the next guest. Cleanup: Please ensure all trash and personal items are removed from the grassy area after your afternoon BBQ. 🧺 Seasonal Coastal Living Starter Kit: We provide an initial supply of toilet paper, paper towels, and coffee pods. For longer stays, guests may need to replenish these items. Trash: Information regarding trash pickup and bin locations is provided in our house manual inside the unit. AC: The unit is equipped with air conditioning to keep you comfortable during the warm Maine summer. 📍 Safety & Security The building is secure and located in a very safe neighborhood. For your peace of mind, we use a smart-lock system with unique codes for every guest, which will be sent to you on the morning of your arrival.

During your stay, you will have exclusive, private access to the entire two-story condo (Unit #5). You are also welcome to enjoy the building's shared outdoor amenities. Unit Features: Full access to all 3 bedrooms and 2.5 bathrooms. Private in-unit laundry (Washer & Dryer). Full kitchen and living areas. Shared Amenities: Grassy Common Area: Feel free to use the shared yard, picnic tables, and grill. We simply ask that you clean the grill after use and respect quiet hours while outdoors. Parking & Walkways: Dedicated Parking: You have access to two off-street parking spaces reserved specifically for Unit #5. These are tandem (bumper-to-bumper) spaces. Proximity: Our spots are the 2nd set in from the building. Off-Limits: Please do not park in the lane closest to the building (the 1st lane), as this is the designated walking path for neighbors and residents carrying beach gear. Whether you want to explore the local neighborhood or take a day trip to Portland or Boston, you have plenty of options. 🚶 Walkability The area is highly walkable and pedestrian-friendly. From the condo, you are: Steps to the Beach: A short, flat walk to the 7-mile stretch of sandy shoreline. Minutes to the Action: An easy stroll to the Pier, Palace Playland, and local shops. Safe for Families: The sidewalk on the building side (our walking lane) is specifically designed for guests with strollers and beach gear, ensuring a safe path away from vehicle traffic. 🚋 The OOB Trolley (Seasonal) For a classic beach experience, hop on the Old Orchard Beach Trolley. It’s a fun, affordable way ($2 per ride) to see the sights without worrying about parking downtown. Routes: The trolley circulates between the campgrounds, the downtown Pier area, and Pine Point. Convenience: Great for tired kids after a long day at the amusements or for a quick ride to grab ice cream. 🚌 Public Transit & Bus Service The BSOOB Transit system offers year-round bus service connecting Old Orchard Beach to Saco, Biddeford, and Portland.
